Oakwood and Breadsall Surveyors Building Survey Report for Insurers

This otherwise immaculate Oakwood and Breadsall house was written off by insurers following cracking due to a leaking lead pipe. Insuers refused to carry out repairs as the leaking lead pipe was in an adjacent uninsured property. The insurers paid the owners of the house its market value before the cracking and also let them keep it! The adjacent property was made subject to an order prohibiting habitation folowing a structural surveyors report.

 

Surveyors Report on a 1960s Oakwood and Breadsall detached house

Oakwood and Breadsall surveyors RICS Homebuyers Surveyors Report on an unusual three-story detached house constructed into the side of a hill. An uneven flat roof and poor drainage arrangements was causing it to hold water. Damaged roof tiles were a problem as they had an unusual profile and obtaining replacements would be difficult. A warm air system alarmed our surveyors due to potential asbestos issues and. Leaking balcony surfaces were decaying the supporting decks. There were collapsed retaining walls and poor channel arrangements in drain chambers.

Pub surveys are useful if buying such a property and essential if leasing on where the landlords will, if at all possible, present you with a long list of repairs at the end of the tenancy and want financial compensation.

A cautionary tale about cheap property surveyors

 

A client who had opted for a survey from one of our cheaper surveyor allies recently approached our surveyors for assistance.

 

The other surveyor had not bothered to move the remains of a small bed in an otherwise empty house to get in to the attic. It took our surveyors about 30 seconds.

 

The original slate roof surface had been replaced with heavier concrete tiles causing the roof structure to snap. Remedial works were likely to be expensive

 

The surveyors had not opened the drain cover as it was supposed to be corroded in.  Again it took our surveyors about 30 seconds.

 

The drain was of course blocked due to a problem with the channel.

 

The surveyor offered some advice about dampness. The suggestion was completely unnecessary and put everybody in the house at risk of burning to death as the suggestions severely compromised the fire protection of the property. In this case particular important, as it was three stories plus cellar and likely to be in multiple occupation.

 

Our surveyors were able to advise the client against that course of action saving potential prosecution/ closure by the Environmental Health Officer.

 

By doing only half a job and not stopping to think about the content of the report the other surveyors were naturally able to be much quicker and cheaper.

 

Not so cheap in the long run!
