RICS Chartered Surveyors Homebuyers Survey and Report on a 1930 semi detached house

 

The elevations on this typical 1930's house have been rendered to save money by avoiding the need to purchase and carefully lay expensive facing bricks. The render had been given sharp edges at the openings using metal beads. Unfortunately these were corroding leaving unsightly stains. The only remedy is to chop them out and re render which requires skill to blend the new into the old. The house then has to be repainted unless matching paint is available. The roof surface had formed a dish shape due to a slightly substandard structure in which a major component was undersized and had sagged slightly. An outbuilding had a fractured concrete roof. Apart from letting water into the outbuildings this is potentially problematic as the reinforcing may start to corrode forcing concrete of the roof until it is eventually destroyed. The property had the original quarry tile floor in the kitchen. This was uneven due to the sand or ash on which it had been laid compacting unevenly. The tiles and particularly the joints are likely to be damp as there is no damp proof membrane under. Such floors need to be kept uncovered and well ventilated. Roots had also invaded a drain and were catching water material. Fortunately this was at an early stage and the chamber had not filled.

Surveyors Willington find damp during a Building Survey

In this instance the cause is likely to be condensation. It is a corner of a room behind furniture where air cannot circulate well. The ragged pattern of the dampness rising very high only in the corner of the wall is also consistent with condensation. Rising damp tends to rise to an even height and produces a horizontal tide mark.

Beetle exist holes on a stair string. The beetles have long gone and structural damage is likely to be minimal as the beetles after being laid eat their way into the timber and back to the surface over a period of about nine months

Activity usual ceases one the timber dries out. Most infestations are brought into properties by people picking up a timber that is damp from being outside to do a small repair.

This Eggington garage has distorted. The distortion shows as horizontal fracture on the wall of the garage and the wall below the fracture being out of plumb having been pushed into the garage. The likely cause is heavy wet clay leaning against the garage. The wall adjacent to the retained ground should have been engineered to act as a retaining wall.

This photograph shows that wall from inside the garage. Our Willington surveyors recommended digging a trench against the garage and filling it with stone chippings to improve drainage.

The most common cause of drain failure is objects put into the drains by people. Many an aftershave or similar bottle has disappeared down the toilet. Also beware of fats rice and porridge which if dumped down the sink in large quantities can cause blockages. In this instance roots are the cause of the drain failure. Even small plants and shrubs can have long roots which are able to find their way between mortar joints in chambers or joints in the old style clay pipes. Only style clay pipes came in small sections and thus had many joints that could fail with slight movement of the ground allowing a point for root entry. Modern plastic pipes come in long sections and have very tight joints with rubber seals. The plastic and rubber are also flexible and can accommodate movement better than the rigid clay pipes with ridged mortar joints.
